How to Know if Your Property Needs a Rewire

Electrical wiring doesn't last forever, and outdated or damaged systems can pose serious safety risks—not to mention potential problems with insurance and compliance. In this post, we’ll walk you through the key indicators that your property may need a rewire, helping you stay safe, up to regulations, and ahead of costly repairs.

Here are the key signs and situations to look out for:

1. Your property is Over 30 Years Old  

If your property hasn’t been rewired in the last 25–30 years, there’s a good chance it may need updating. Older wiring systems weren’t built to handle the demands of modern appliances and standards have increased in the industry. 2. Old-Style Consumer Unit (fuse box) 

Modern consumer units come with RCD protection (residual current devices), which cut off electricity if there's a fault. Basically, it protects people from electric shocks and trips before serious harm can occur. If your home still has an old fuse box with rewirable fuses, it’s a strong indicator your wiring is outdated.

3. Persistent Electrical Issues  

Frequent tripping circuits, flickering lights, buzzing sockets, or warm light switches can all point to wiring problems. These are not just annoyances—they could be warning signs of dangerous faults and point towards further issues. We would strongly recommend getting an in depth survey if you have any of the above in your property. 

4. You’re Planning Renovation Work  

If you’re having major work done—like a loft conversion, building extension or you are planning for a smart home—it’s worth checking whether the rest of the house needs rewiring too. It’s much easier and more cost-effective to tackle everything at once.

5. No Earth in Lighting Circuits  

Without relevant earthing cables, it’s possible that someone could have a fatal electric shock due to the circuit having no protection.

Some older lighting circuits don’t have an earth wire, which, as mentioned, can be dangerous and not only that, it limits your choice of light fittings. This is particularly common in homes wired before the 1970s.

6. Discoloured or Damaged Sockets and Switches  

Burn marks, cracking, or buzzing sounds around your sockets and switches are warning signs that something isn't right or the installation is very dated behind the scenes. It doesn’t guarantee a rewire is necessary but these signals cannot be ignored, get it checked out asap - it could be a fire hazard.
